The effects of monetary expansion and interest rate policy on inflation, exchange rate and house price index in Türkiye in the period 2017-2023

Abstract

Bu tez, faiz ve parasal genişleme politikasının, Türkiye'deki enflasyon, reel döviz kuru ve konut fiyat endeksi üzerindeki etkilerini araştırmaktadır. Tezde, bağımsız değişken olarak faiz oranı ve para arzı; bağımlı değişken olarak tüketici fiyat endeksi, reel efektif döviz kuru endeksi ve konut fiyat endeksi seçilmiştir. ARCH/GARCH metodu ile söz konusu verilerin 2017-2023 yılları arasındaki aylık logaritmik getirileri analiz edilmiştir. Değişkenlerin durağanlık sınaması için ADF birim kök testi ve değişen varyans sorununu belirlemek amacıyla White Test uygulanmıştır. Bulgular, para arzı değişkeninin, tüketici fiyat endeksi, reel efektif döviz kuru endeksi ve konut fiyat endeksi üzerinde meydana gelen volatiliteye faiz oranından daha yüksek oranda etki ettiğini göstermiştir. Bu sonuçlar, kredi kanalı aracılığıyla gerçekleştirilen parasal genişlemenin etkin bir şekilde tasarlanmasının önemini vurgulamaktadır. Çalışma, parasal genişlemenin finansal istikrarsızlıklara yol açabileceği ile ilgili literatür araştırmalarına yer vererek ve Türkiye' den ampirik kanıtlar sunarak mevcut literatüre katkıda bulunmayı amaçlamaktadır.This thesis examines the impacts of interest rates and monetary expansion policies on inflation, the real exchange rate, and the house price index in Türkiye. In the thesis, interest rates and the money supply are treated as independent variables; the consumer price index, real effective exchange rate index, and housing price index are chosen as dependent variables. The monthly logarithmic returns of the data in question from 2017 to 2023 were analyzed using the ARCH/GARCH method. The ADF unit root test was conducted to assess the stationarity of the variables, and the White test was employed to identify the heteroscedasticity issue. The findings showed that the money supply variable has a greater impact on the volatility of the consumer price index, real effective exchange rate index, and housing price index than the interest rate. These results emphasize the importance of effectively designing monetary expansion through the credit channel. The study aims to contribute to the existing literature by including studies on whether monetary expansion can lead to financial instability and by presenting empirical evidence from Türkiye.
